FLISP β now officially called First Home Finance β is a government housing subsidy designed to help first-time buyers in South Africa purchase their own home by bridging the affordability gap between income and property prices.
It is administered through the National Housing Finance Corporation (NHFC).
You may qualify if you meet the following:
You are a South African citizen or permanent resident.
You are over 18 years old and legally competent to contract.
You are married, cohabiting, or single with dependants.
You are a first-time homebuyer who has never received a housing subsidy before.
You earn a gross monthly income between R3 501 and R22 000.
You have received approval in principle for a home loan (bond) from a recognised financial institution.
The subsidy can be used to:
Reduce your bond amount, making monthly repayments more affordable.
Pay your deposit on a property purchase.
Cover transfer or registration costs, easing the upfront financial burden.
Supplement self-financing if you are building on a serviced stand.
The subsidy amount depends on your monthly income, ranging approximately between:
π° R38 000 and R169 000 (subject to NHFC scale and current policy).
The lower your income, the higher your subsidy value.
In most cases, no β FLISP cannot be used on its own to buy a property.
It is designed to work together with a home loan, government-approved housing finance, or personal contribution to make up the full purchase price.
To apply, prepare the following:
Certified ID copies of all applicants.
Proof of income (recent payslips / bank statements).
Marriage certificate or proof of dependants (if applicable).
Bond approval letter from a recognised financial institution.
Offer to Purchase signed by both parties.
Completed FLISP application form (provided by NHFC or your bank).
Obtain bond approval.
Sign your Offer to Purchase.
Submit your FLISP application to your bank, NHFC, or provincial housing department.
Wait for approval & payment β the subsidy is paid directly to the bond account or conveyancer.
