Hi everyone, Claude Rossouw here from CR68 Properties | eXp Realty.
Over the last few days I’ve been talking about the Four D’s of Real Estate — the life events that most often trigger property sales.
And today we’re talking about another one that nobody really plans for…
Divorce.
Let’s be honest — divorce is never easy.
It’s emotional, it’s stressful, and sometimes the last thing people want to deal with is the house.
But the reality is that the family home is often the biggest shared asset, and sooner or later a decision has to be made about it.
Two people. One house. Zero compromise.
In most divorces there are usually two options.
The first is that one spouse buys the other out and keeps the property.
The second option — which is often the more practical one — is that the property is sold and the proceeds are divided according to the divorce settlement.
Now this sounds simple… but in practice it can become complicated if things aren’t handled properly.
That’s where a neutral professional becomes very important.
One of the most important things I bring to the table is neutrality.
I’m not there to take sides.
I’m there to make sure:
The property is priced correctly
The process is fair to both parties
Communication stays professional
And the sale happens as smoothly as possible
Because when emotions are high, structure becomes very important.
You don’t need a referee… you need a professional.
Now, I know divorce is serious — but sometimes a little humour helps us breathe again.
I’ve seen situations where people go from:
“My house, my rules!”
To…
“Please… just sell the house.”
And sometimes the cleanest way forward is simply this:
Selling the house isn’t failure.
Sometimes it’s just the start of a better chapter.
From a legal perspective, the property sale normally needs to align with the divorce settlement or court order.
That means things like:
Ownership details
Bond obligations
Transfer instructions
all need to be clear before the sale can proceed.
Doing it properly protects both parties and prevents problems later.
Divorce is difficult enough without property adding more stress.
If you find yourself in this situation, the goal isn’t to rush —
the goal is to handle things correctly, calmly, and fairly.
